Modular Homes v/s Mobile Homes
| Civil engineering is one of the fields that have possibly undergone many changes in recent times. Owing to developments in the fields of civil and architectural engineering, traditional method of constructing homes has witnessed rapid changes. Shortening of construction span as well as subsequent cost cutting have been possible due to these developments. Among various innovative techniques adopted by a home builder nowadays, manufacturing homes in a factory is prominent. These prefabricated structures are also known as modular homes that have brought down the construction time to just 90 days. The shorter span of construction limits the interest of constructional loan from increasing. This generates significant saving for the user as well as home builder. Modular homes, also known as factory-built homes, are primarily manufactured under the controlled environment of the factory. The modules or components, thus manufactured, are put together over construction site in order to get a finished home. Homes built in modules offer consumers a wide variety of choices and design possibilities. Furthermore, as per the choice of home owner, customization in terms of designs and floor plans is also possible. Traditionally built homes often face delays in construction due to adverse weather conditions. However, being built inside a climate controlled environment, these homes can be constructed within stipulated time frame. The concept of constructing homes on a particular place and then transporting the same to a different site is not new. Prior to modular homes, mobile homes too were highly preferred for the same reason. However, there are several factors that distinguish the factory built homes from mobile homes. Mobiles homes can be transported from one place to other several times. There are few disadvantages of mobile homes that give modular homes an edge over the former. One such major disadvantage is funding; majority of banks and financial institutes do not prefer approving loans for building mobile homes. It is due to the fact that these homes face a steady and steep rate of depreciation in their initial value. However, for the purpose of funding, modular homes are considered to be similar to the traditionally built homes. Hence, mobile homes are approved for construction loans with ease. The benefits of constructing homes in modules are not only limited to financing. In comparison to mobile homes, factory built homes are environment friendly housing option. A home builder makes use of several eco-friendly building material in the manufacturing process. |
