Functional Benefits of Modular Homes over Conventionally Built Homes
| Modular homes, by definition, mean homes that are built in modules and sections. Various parts of the homes such as floor plans, windows and doors are manufactured inside a remote facility and then transported to the construction site for assembly. Although the concept is similar to mobile homes however the factory built homes unlike mobile homes, once constructed, cannot be moved from one place to another. These can be moved only by dismantling the parts. In comparison to traditionally built homes, modular homes take very less time in construction. The time of construction needed to build these homes can be as less as 90 days which further leads to monetary savings. This is the main reason due to which factory built homes can be reasonably priced by any home builder. Manufacturing of homes in the climate controlled environment has several potent benefits such as no delays due to weather, quality standards and superior management of building material. Designing and manufacturing of components can be carried out concurrently in the factory. Due to multitasking, a project undertaken by the home builder is completed within stipulated time frame. Owing to the presence of quality assurance department, every phase of manufacturing process is subjected to stringent quality checks and verifications. This means every component of home that is built in the factory will be of optimum quality which is however not possible in case of conventionally built homes. In case of on-site construction, the home builder has to completely rely on the supplier about the quality of building material. Furthermore, these factories have superior warehousing facilities which can be utilized by home builder for efficient storage of building material. Various construction materials can be bought from the supplier in bulk and stored in the warehouse. Due to bulk purchasing, significant saving in terms of material cost can be made by the home builder. Benefits of factory built homes are not only limited to quality assurance and cost effectiveness. In the wake of environmental deterioration, need of sustainable development has become highly important and modular homes can be a step ahead in this regard. Planning and construction of such homes is done in a way so that sufficient room for air circulation and lighting is available. The modular homes are energy efficient and insulated to external environment. As a result, need of internal mechanisms of room heating and cooling can be avoided which in return reduces carbon emission on the earth. |
